UAE CPI inflation figure sourced from the UAE Federal Competitiveness and Statistics Centre (FCSC) and Dubai Statistics Centre, reflecting the official annual consumer price index through February 2026. Rental growth rates are derived from RERA (Real Estate Regulatory Agency) registered contract data, Bayut, Property Finder, and DXBinteract transaction analytics, representing the median year-on-year change in listed and transacted rental values.
Price appreciation data is compiled from Dubai Land Department (DLD) transaction records through Q4 2025 and February 2026 where available. The Hedge Spread is calculated as the difference in percentage points between area-level rental growth and the UAE CPI rate. A spread above 0 pp indicates property is outpacing inflation. All figures represent residential property (apartments and villas combined unless noted).
Hedge Classification: Strong Hedge = Rental growth ≥ 2× CPI; Moderate Hedge = Rental growth between CPI and 2× CPI; Weak Hedge = Rental growth at or below CPI level.
